If you currently reside in San Antonio then you already know that newcomers (at a rapid pace) are sliding down the rainbow into this pot of gold of a city that over 1.5 million people call home.According to the U.S. Census, San Antonio is enjoying its largest population boom.  A military melting pot, a historic battleground,  and a sensational feel of community and culture inhabit this city.

Those are just a few characteristics that contribute to a better quality of life than most U.S. cities can provide. The people and organizations that populate San Antonio harvest a sense of community that makes visitors want to stay and has retirees coming from afar.  In fact, they are coming for work and play but they’re not leaving. Let’s take a look at the data that gives explanation as to why they wish to stay.

Thriving Local Economy 

San Antonio’s housing market is also getting a boost from having a strong local economy. At the end of 2018, the unemployment rate for the metro area was down to around 3.2%. That’s a big improvement, considering that it skyrocketed above 7% during the peak of the Great Recession. Not only does this make the area a great place to call home, it gives local San Antonians the ability to afford what many call “The American Dream”, creating confident buyers and increasing the demand for housing. 

Workforce recruitment company Indeed ranks San Antonio No. 17 on its 2018 Best Cities for Job Seekers list. The only other Texas city to rank higher was Austin at No. 12. SA Current reports that during his State of the City speech on April 10, Mayor Ron Nirenberg pledged to create 70,000 new jobs over the next two years – “more jobs than any mayoral administration in San Antonio’s history.” It’s safe to say that the city is thriving, the people are coming quickly and the city is preparing for it in every facet.

Excellence In Education 

U.S. News & World Report’s Best High School rankings 2019 recognizes sixteen high schools in the San Antonio area for being the best in the nation. The area encompasses 123 public elementary, middle and high schools and 105 private schools. Young Women’s Leadership Academy ranks #141 in the National Rankings. Schools are ranked on their performance on state tests, graduation and college readiness.

Affordable Housing Market 

San Antonio’s housing starts in the lowest price range – under $200,000 – this affordable housing price makes up 10 percent of the market (in the last five years). Lot inventory in that price range saw a decrease as well. The rise in demand for housing in the $200,000 to $400,000 price bracket continues, securing (for now, maybe not for long) the average home price at $267,600 (the lowest among metro areas in the state). Real estate agents are skipping through the streets and we all know why.

The San Antonio Board of Realtors 2018 Report on Year-End Housing Market Data confirms another groundbreaking (no pun intended) year. Real estate agents and homebuilders hit the ground running in 2019 with affordability at the top of their priority list.

4 Space-Saving Designs For Your New Home

The decline in the average home size continues while consumers no longer have a desire for fancy 3-car garages but instead are keeping practicality front-stage and center. NAHB surveyed nearly 4,000 home buyers—those who have either recently purchased a home or plan to purchase a home within the next three years—ranking 175 features based on how essential they are to a home purchasing decision. Many of the features that buyers desire in 2019 are focused on saving space efficiency. Here are a few space-saving designs to consider when planning the layout of your new home.

A Window Seat

A window seat is a great place to relax and read a good book. It’s a well-lit area that allows natural lighting into the space, gives the room a unique focal point, and creates an inviting feel. With the right craftsmanship, a window seat can be a classic piece that gives the illusion of freestanding furniture. Instead of adding an old school bench top, use drawers to occupy the bottom of the seat to create an easily accessible storage area. Think about the possibilities! Kids toys, books, photo albums and more!

Under The Stairs

Under the stairs isn’t a creepy place anymore. Where there was once cobbed webs and coat racks there is now playrooms and wine cellars. Wondering what to put in the area under the stairs? According to a survey by the National Association of Home Builders, 72% of second time homebuyers would rather have a laundry room than an actual living room. The survey focuses on what features they consider to be “essential” in their next home. “Laundry rooms have become so popular because most people no longer want to see or step over messy lumps of dirty clothes in the hall or in the kitchen,” says Rose Quint, who oversees survey research at NAHB. “Buyers want all that behind a door they can close and get to when they have time.”

Are you and your Southwest Home prepared for the winter months ahead?

Tight monetaryFall is quickly coming to a close and winter is on its way. Have you done everything you need to do to prepare your home for the winter months ahead? While moving into your new custom home won’t require too many measures to ensure your home is ready for winter, it never hurts to be prepared. Following are a few tips to make sure your home is ready for winter.

  • Clean out your gutters to make sure there is no debris that may clog and cause rain or snow to freeze over and cause excessive damage.
  • Have your chimney checked out and cleared by a professional to make sure it is safe for wood burning.
  • Remove overgrown branches that are too close to your home. If a storm hits, the weight of ice or snow may cause a limb to break and cause damage to your home.
  •  Purchase sand or salt to melt ice to prevent your family from slipping.

While we typically have mild winters in South Texas, Arkansas, Oklahoma and Missouri can be a different story. By being prepared for a winter storm and preparing your custom home for the worst, you could save yourself a lot of money and hassle.
